      I self contracted my own house and finished about 4 years ago. The home is modern in design. We have heated concrete floors, and wanted the deck to have a similar look of concrete, so we used a waterproof concrete as the finish. It was sealed and painted and looked great for a year until the Southern California sun got to it. I started to notice cracking, so I re-applied some material and resealed.After the third year of doing this, spending at least $500 every time and a lot of time, I decided to take a different approach, so I researched and researched and found Henry's Trop-Cool. What I learned was that even Acrylic is organic, so it breaks down eventually by the sun whereas silicon is inorganic. It doesn't break down.I drove to the nearest Home Depot and picked up a 5 gal pail. Following the manufacturer's application suggestions to the letter, I cleaned the roof with a TSP solution and allowed it to dry for 48 hrs. The morning of my 1st application, I used a blower to remove as much dust as I could before starting. A few things I noticed and did. Unlike an acrylic based sealer or paint this stuff is thick, like cake batter. I used a 3/4 inch nap roller. it took me about 3 hours to do 300 sq ft. Keep in mind, this was the first application, so I had to change to a smaller roller for the edges very often, taking more time. I was also good about mixing the material in the pail using my mixing attachment for my drill. I let this dry a full 24 hrs, before I put on a 2nd coat, applying it in a horizontal direction as opposed to vertically the day before. It only took me 1.5 hrs to do the 2nd coat. Surprisingly, I had a lot in the pail left over, so I did a 3rd coat. Most times the manufacturer grossly exaggerates the amount of coverage. I can only guess that because the concrete coating I put it on is still relatively new and not that porous, it didn't absorb as much.The finished product looks and feels great. It goes on thick and feels thick to the touch unlike the acrylic based sealer I used before. It feels like a heavy rubber rain coat. I can tell when I walk on it as well. It doesn't feel and sound, when I tap on it, as hollow as it did before. The real test came in the morning a few days later when the morning fog rolled in and left a lot of dew that just sat in large beads on the deck with nowhere to go. My old deck finish never did that. It was like watching water sit on glass. I took my floor squeegee and pushed it all off into the gutter.One last note, Henry's does not recommend it for decks, just low traffic areas like roofs. I decided to chance it cause I couldn't find anything else out there that is 100% silicon, and everything I read pointed me to use silicon. I'm extremely happy I did. It's been only 3 months, but I can still see the sheen and the beading of water from the fog and when I water my deck plants. All the areas where we walk still look great. The only bits that can use some touch up are where the couch legs sit. I plan to touch this up with the spray version of the product before our rainy season. In conclusion, I'm extremely happy with the results. Only time will tell whether or not it can stand up against the sun, but science tells me it can and so far, my physical observation and real world experience tells me it will.

      Buildingscience-while we are glad to hear you were pleased with this product; please be advised we never recommend this for area receiving any type of regular foot traffic. This is because when wet this is extremely slippery and poses a safety hazard. As you stated dew collects on this surface, PLEASE use extreme caution when walking upon it. If possible, we would suggest removing your shoes as the silicone tends to be more 'grippy' on bare skin vs any type of soles your shoes might have.         Very disappointed. Had to cover a garage roof of about 400 sq ft. It has taken already 4 of these 4.75 gal containers and I still have to order another container to finish the job! Each container of 4.75 gallons was to have done approx. 250 square feet.This is totally misleading. At $230.00 per container, it has been far more costly to use this product that simply installing rolled roofing material.Would not recommend!

            After talking to the Henry people I put this on a rolled roof with who knows how many coats of roof coatings on it. I power washed the roof and applied with a 18" roller went on easy. The roof is 20x24 with maybe 14" drop in the 20' span, i have about 1/3 of the bucket left. It seems to be great stuff?? but expensive, if I never have to coat it again it well worth it. oh it is slippy when wet. The true test will be how it holds up. I will post something in a year.

            Although more money than other roof sealers it is the best and well worth it. Put it on extra thick and the 100% silicone is the way to go. Gray color is so much better aesthitcally than the white I used on another home.

            Applied fairly easily using an inexpensive 9" roller cover 3/4" nap. Also used a 3" brush for the corners. Covered slightly less square footage than the product indicated. Used the product at 45 Deg F and it was completely dry in 24 hours. All in all a top product.

            The original metal flat porch roof on my 100 year old home has 400 sq ft of surface area (10'x40'). Ponding in two small areas of the flat roof had caused pin holes and a small leak that I discovered last May. I temporarily repaired these pin holes with Tropi-cool 884 sealant but decided to coat the entire roof. I waited until November when daytime highs are in the 60's and the humidity is down around 40% in hopes of slowing the Tropi-cool's curing process to ease application for an old retired guy going it solo. There were several layers of old paint and coatings on the roof which I removed leaving nothing but the galvanized metal roofing exposed. Considering its age most of the roof surface was in remarkably good condition, still shiny after a century, but I treated the entire roof with a rust dissolver/inhibitor and power washed it off the next day. I then used a TSP solution to clean the roof, power washed it afterwards and waited 24 hours to ensure it was completely dry. I used Tropi-cool 885 seam/repair sealant for all roof protrusions, flashing, seams and to repair the areas that had pinholes. After the 885 had cured I applied Tropi-cool 887 at a rate of one gallon per 45 sq ft aiming for a 30 mil finished thickness. Working by myself using a roller and brush it took around three hours, non-stop, to apply 9 gallons of material. Things that made the job easier; Prior to work each day I used an electric blower to remove leaves, bugs, dust and any other debris that found its way onto the roof overnight. I used a 1/2" drill motor with large stirring paddle to mix the Tropi-cool 887, it's pretty thick and needs a considerable amount of stirring to mix the components together, I wouldn't recommend doing it by hand. I used a roller cover with a 1/2" nap and an inexpensive wood extension handle which made spreading the Tropi-cool easy. I marked/divided the roof into 4' wide sections which were a comfortable reach for spreading the coating out, each 4' wide section contained 40 sq ft of roof. I used a large 3lb plastic coffee can to measure out the correct amount of material for each 4' section and poured it equally throughout the section to ease spreading. I wore nitrile exam gloves whenever handling the Tropi-cool, they're inexpensive, disposable, allow full dexterity and kept my hands clean. I spent an evening reading through the Q&As and reviews for this product and gained a lot of valuable information/insight which certainly helped me prepare for the task. The gray Tropi-cool ended up being a darker color than what I expected which suited me fine. Once fully cured I was surprised by how firm the coating feels, I expected it to be softer, like silicone caulking but it feels much denser like a medium hard rubber. Preparation was a lot of work but application was easy enough, I was impressed with the product and the instructions. Only time will tell how durable this coating is but if I encounter any problems I'll amend this review to reflect my observations.
