Replacing after 9 years
I wouldn’t say this lasts forever but it was easier to install than wax. I’m replacing after about 9 years because I started to notice a foul odor (I hadn’t caulked the bottom of toilet). Upon removing the toilet I found the seal soaked like a sponge due to failure of the coating. I’m not sure if I’m going to try wax again.

      Sani Seal Failure
      Worked for 7 years then failed without warning and soaked my bathroom floor and basement ceiling. The outer layer of material delaminated from the inner foam which was full of water. Tried contacting the company on their website but the email form would not send and there is no listed phone number or any other way to contact them!

        Easy to install but will NOT last!!!
        Beware. This will not last. Easy to install but will fail after a short period of time and leave you with a huge mess. Look to other options.

          Disintegrate and eat by pest?
          I see a lot of comments about how this gasket fails, but not sure if anyone encounter this.... eaten by pest? Installed about a year ago in a rental, but the unit was left empty so the toilet was never been used except testing during installation of new toilet. Only discovered recently during a walk with a potential renter. Imagine how embarrass it was that the toilet leaks. This type of quality seems to be rather unacceptable, especially one would expect the ring gasket would last at least a good ... what? 10-15 years if not longer?

              great concept...just doesn't last
              worked well for about a year and a half. once the rubber membrane fails it absorbs water like a sponge. i only noticed it because my grout around my toilet started changing colors from the water. excellent concept, just not made from proper materials.

                Much easier to install than a traditional wax ring. I did have to reverse the inner liner, as per the instructions, because of a mismatch in pipe sizes. However, the big problem is that the seal has started leaking. The cause of this seems to be the breakdown of the waterproof coating, and the primary material is essentially functioning as a sponge (it is wet through). The end result is that water is gradually being drawn out onto the floor. This toilet is not heavily used, so I am rather disappointed, as the seal was somewhat pricier than most other options. Convenience of install is one thing, but having to redo it after only 2 years renders that benefit null and void.

                  After a recent remodeling project I needed to replace the wax rings on 2 toilets. While I've installed toilets in the past it has been a while, so I liked the fact that you can reset the toilet if you don't position it correctly the first time. On the first toilet I did in fact need to reset the toilet to get it positioned correctly. This could have been a problem if I were using a traditional wax ring. The second toilet I got right the first time. Although the flange on the second toilet was a bit higher than the first toilet, thus requiring the foam ring to squash down quite a bit. While I was a little concerned at first, it bolted down easily and I don't feel I had to over tighten the bolts. I watched two YouTube videos on this product before purchasing. One of the videos was from This Old House. I recommend doing the same.

Only issue was the bolts were extended beyond toilet bowl base about 1.5 inches. Probably need to cut so covers will fit over them.

                  Easy to use but... This seal is not for long term use. I rarely write reviews, but feel one is warranted here because of all the 4-5 star ratings. I suggest potential buyers focus on the 1-2 star reviews and pictures others have posted here. I installed this seal in July 2015 when I was replacing the toilet, but I knew that in 2-3 years I would be remodeling the bathroom and would have the ability to pull the toilet and see how the seal was holding up. The toilet was removed in Aug 2017 and after seeing the condition of the seal, I’m really glad I did not leave it in any longer. My contractor told me the seal was completed saturated with toilet water. I’ll try and post pictures. As you can see, the outer green material was breaking down and the interior core foam was soaked full of water. Notice the toilet bolts are rusted but should have been “sealed” from water contact, unless the core of the seal became saturated. Yes, the seal is very easy to use. And as a temporary solution to get a toilet work for a few months it will work fine. My guess is most of the people with good reviews here have not pulled their toilets to see how the seal is hold up after a year or two of use. If wondering... I am on county water and cleaned the toilet with normal store bought toilet bowl cleaners maybe once a month.

                    Two stars according to Home Depot means fair, and in all fairness the gasket could work for you, however it is not universal. If your toilet flange is above floor grade, this gasket will cause the toilet to wobble and a proper seal will not be achieved. This happens because the ring can not decompress enough to allow the toilet to properly sit on the floor when installed. There's nothing wrong with a product not working in all applications; if the manufacturer told the truth about it not working for flanges that are above floor grade, I would have given it a higher rating. I guarantee they are aware of its limitations and keep this information to themselves.

                      This is a great idea. Reusable, compressible, and easy to install......however IT DOES NOT WORK. I removed a toilet to remove a tile floor in preparation to install a wood floor. Knowing that I would have to remove this toilet in a month this seemed ideal. In the very short period of time this was installed it delaminated and failed. The interior of this seal is essentially a kitchen sponge. It became completely saturated with fluid. To all of the reviewers who are positive on the qualities of this product I am with you except...have you looked at this after being in service? Just because it is easy to install does not mean that it will actually work. I contacted customer service and was told they are aware of this problem and wanted me to ship them this seal and send a replacement. Have not heard back from them so I assume they were not really interested. Anyway who would want a replacement for a product you can't trust. Folks....stay away from this item. There are more reliable products.

                        Unfortunately It Didn't Work Well and Needs Improvement to Lamination
                        I really wanted to like it but it just didn't work well. Installed it and noticed a smell and leaking from it right away. Then re-installed and checked it a few months later. There were the tell-tale stains. It also de-laminated in some minor spots but who knows how this would hurt it over time. I even inspected a brand new Sani-Seal and noticed that it was not 100% perfectly laminated from the factory. It had weak spots that you can see if you look at it closely. Does this hurt the seal? I don't know, but it doesn't give much confidence either. It's possible in my situation that it required doubling up the number of Sani-seals since my flange was below the floor. I'll never know because I used another wax-less seal made by Korky and that did the trick with no problems.

                        "Will not deteriorate" is a complete misstatement
                        I used this for less than 1 year on a toilet which I recently decided to replace with a new low volume model. I was quite surprised to see what had happened to this in a short time. It is a good idea and is easy to use but the foam covering completely disintegrates and the foam inside becomes open to the hard water/toilet cleaning chemicals etc. I can only wonder what would have been left if the old toilet had not been replaced.

                        Unbelievable how great they work
                        I have always used the traditional wax rings but never again . No mess at all and use them just like any other only better the ring is soft and seals around the pipe and the base of the stool. You can avoid using any caulk around the bottom of the stool as these will not leak . No more dirty caulk no more removing the dirty caulk and re-caulking Love the green Ring

                        Best Invention Since the Toilet Itself
                        I was in a Home Depot several months ago looking for a wax ring to replace a toilet. The helpful plumbing associate showed me the Sani Seal Flexible Wax-Less Toilet Gasket, and explained how easy it makes installing a new toilet. I decided to try it out, and sure glad I did. It makes installing a toilet much easier and no more problems dealing with messy or cold wax rings. I have now installed four more toilets and will use nothing other than the Sani Seal Flexible Wax-Less Toilet Gasket. To use the Sani Seal Flexible Toilet Gasket, simply install it over the flange and through the two bolts, then align the toilet over the flange and tighten the bolts. A single flexible gasket will work on flanges no more than 3/8 inches below the floor level. For flanges greater than 3/8 inches below the floor level, two flexible gaskets stacked together are required. If you are a plumber or anyone replacing a toilet, do yourself a favor and get the Sani Seal Flexible Wax-Less Toilet Gasket. Highly Recommended!!

                        Fits Just About Any Toilet Flange
                        Let me start off by pointing out one, very important, thing. To quote the manufacturer "Universal fit: Fits all flanges from cast iron to inside 3 in. and all standard toilets." The reason I point this out is because if you have a toilet flange, with an inner diameter of 3", and you utilize a 3" PVC adjustable metal ring DWV closet flange to repair a broken flange, your inner diameter will now be less than 3". Therefore, this gasket will not fit this application. Please refer to the attached photo to see how this gasket does not properly fit in this applications. If this is what your gasket looks like when you seat it on the flange DO NOT CONTINUE any further. You will need to find a different gasket to utilize. With that being said, this gasket is a nice alternative from the standard wax rings. Starting out with the obvious, this gasket it not made of wax allowing you the opportunity to reset the toilet multiple times without fear of damaging it, is definitely one of the biggest draws to this gasket. If you have never replaced a toilet gasket before and are going to do it yourself, I would highly recommend it. This gasket is extremely easy to install and makes this task seem extremely easy. More times, than not, you will have to reposition the toilet. This gasket allows you that flexibility. Another feature that is nice is it holds the bolts in place while you are seating the toilet. There is no movement, allowing you to position the toilet with a little more ease. Overall this is a good product and offers several advantages over the standard wax rings. Just make sure it is right for you application.

                        One of my favorites
                        I have had a Sani-Seal toilet gasket installed on my downstairs toilet for over two years now and have not had a single leak. The gasket is constructed of foam with a vinyl like coating over top of it. It reminds me of the foam floats they make for boat ignition keys. If you dropped your keys in the water it would keep them floating. Before installing the gasket you should make sure you've cleaned off any leftover wax from the seal that was previously on your toilet and on the base flange. A heat gun does that job pretty well and a hair dryer might work as well. The first time I installed the toilet I didn't have it properly aligned so the toilet was twisted to the right. Because the seal is made of a foam material with a vinyl coating I was able to remove the toilet, reinstall the seal and then align the toilet properly. If I had used a wax seal I probably would have saved a few dollars but it would have meant wasting my time cleaning the old seal off and starting over and getting frustrated in the process. In a few years if I redo the floors I can just unbolt the toilet and reuse the seal. There's no need to buy a new one. The seal also holds the bolts up, which makes it a lot easier to align the holes in the toilets base with them. A new set of bolts is included in the package. If you're toilet doesn't meet the base flange properly (as in the case of thick hardwood floors) you can stack two seals together with a coating of silicone in-between them to form a thicker gasket. Keep in mind that this product is NOT a gasket for the tank to bowl connection. This gasket is meant to be used to create a water tight seal between your toilet and the flange that is installed in the floor. Long story short, this is one of my all-time favorite products and I have recommended it to friends and family on more than one occasion.

                        Buyer beware The warranty on the package clearly states it is for the purchase price only.
                        I thought this was a great product but beware, it will fail! I installed this ring on 5/26/15 and on 7/9/15 I noticed water coming up through the seams of the vinyl plank flooring when walking next to the toilet. When I contacted the company I was told exactly that, "The warranty on the package clearly states it is for the purchase price only". I was also told by them, "not until recently have we heard of a handful of issues with the coating not adhering to the foam." When this happens it allows the foam core to soak up the dirty water being flushed until it can no longer hold that water and then guess where it ends up. To me this is unacceptable, if my floor had no seams and I was not able to see the water leaking under my floor this could have gone on until much worse had happened. I would not use this product to prop up a dogs water dish, nor would I put any faith in the company that has told me basically,.... we only tell you that we will cover the cost to replace our product if it fails in our warranty.......so why take that chance. If they don't believe enough in there product to warranty damage why should you??? Here is my failed product.

                        Perfect for remodeling.
                        In the middle of remodeling, where I need to pull & reset the toilet everyday. Had been going through a wax ring a day. Did this about 8x before I noticed the Sani Seal hanging next to the wax rings. No more messy, time consuming job of scraping the smashed wax ring everyday. I could have saved a small fortune had I known about this product. Made another trip to HD to pick another one up for the other toilet. Truly impressed by such a simple product.

                        After a wax ring failed...
                        I searched for alternatives to Wax Rings, and found Saniseal...I read through hundreds of reviews on this and other sites, and was really hopeful about this product...I could not believe how easy it was to install. And Plumbing is at the very bottom of the things I like to do. I was so pleased, I am going to replace the wax ring on my other toilet, before it fails. I HIGHLY RECOMMEND the SANISEAL..

                        Works great, easy to install.
                        After 2 failed, messy attempts to get wax rings and even double wax rings to seal, I found the Sani Seal Toilet Gasket. My PVC toilet flange was approx. 1/8" below concrete surface and the wax rings would not seal properly. The Sani Seal Gasket is very easy to install, and holds the T Bolts in place while you set the toilet over the bolts. The gasket provides a positive seal and no more leaks! Finally after all these decades of messy wax seals that are unreliable someone invented a solution that really works!

                        The gasket was easy to install. I added plumbers grease to the top and bottom of the gasket to help the seal. Gasket holds the screws just right. I'll use more gaskets in the future.

                        Failed without warning
                        I thought that this was an amazing product, at first, until I had to pull my toilet to paint behind it. I found that the cover of the seal had delaminated, and the foam had absorbed water, also soaking the subfloor. Who knows how long the seal had been failed before I discovered it? Definitely would not buy again.
