A:  It will only heat a small room - likely the 400 sq ft room is accurate.

A:  this fireplace style is offered with two different fireboxes: a conventional unit that heats up to 400 sq. ft and, and infrared unit that heats up to 1000 sq ft.

A:  sorry, we do not. But, there are very detailed assembly instructions which are easy to follow. While one person can assemble we recommended two: it's easier and more fun. It takes approx. 90 minutes if two people are working on it.
