This product can also only be used with other one-part water-based products, and we do not recommend topcoating with a two-part epoxy. The warning on the TDS pertains to surfaces that will have direct contact with soil, such as exterior facing walls that are below ground. The constant exposure to moisture and high humidity from the soil would cause the primer, and any topcoat, to blister and peel. However, applying both of these primer together would not be necessary.
