The ladder itself is good quality, nicely designed and easy to install. The only bad thing is the way it is packed which makes it susceptible to damage during normal handling. I received the first stairs which were damaged(see picture ladder #1) I Returned and ordered another ladder. Ladder #2 arrived damaged (see picture ladder #2) I Returned and ordered another ladder. The 3rd ladder arrive damaged. (see picture ladder #3.) The damage was minimal, so I glued it and installed it. The only reason I didn't give it 5 stars was because of the way the ladder is packed which makes it susceptible to damage during normal handling. Bottom line, if you get one that's not damaged, it's a great ladder.

Well designed, sturdy, and easy to install. Weatherstripping and the thick insulated cover seem like they will do a good job isolating and insulating the house interior from the attic, much better than other attic ladder products I found. However, the steps are smaller (width and depth) than I would have liked, and compared to other attic ladder products. The small steps are my reason for 4 stars. Note that if you use joist hangers when framing the rough opening, you should consider adding a half inch to the recommended rough opening length and width.

So far have enjoyed the product. The insulation was the selling point for me. The product did come damaged, but usable. After waiting a decent time for delivery didn’t want to return it.

Nice replacement for my previous ladder
I bought this to replace a solid one piece attic ladder that was 35 years old. All told, this install was pretty easy. The most important step is framing the opening. Make sure that you have a sturdy framed opening that is level and square prior to attempting to install the ladder. Also be mindful of the manufacturer's recommended size of the rough opening. If you do all of that, the ladder slips right in and installs in less than 2 hours. The instructions could be better. Some verbiage around each of the install steps would be helpful, but they're not impossible to figure out in spite of that. This ladder is very sturdy and well insulated. It's a great product and I'm very satisfied with this purchase.

I had ordered a previous Fakro ladder and it had gaps between the ladder and the insulation. Tried working with vendor, no success, so returned ladder. This ladder is awesome, as I was able to install in the same hole and immediately the ladder was secure against insulation. Absolutely love this ladder and would highly recommend it to anyone seeking a new insulated attic ladder

Excellent ladder for maximum insulation rating
It arrived in excellent condition. My attic rafters were standard 2"x4" so I stacked a second 2"x4" on top of the existing rafters. Installation went well. I added the Fakro Upper Hatch (LXW-B 2247) for max insulation (19R) for a property in northern MN.

Installer wassurprised that it was only 47"lo long for the ceiling cutout. He was used to longer cutout in the ceiling and almost cut the drywall too long. Ceiling to floor height was perfect. Stairs didn't close flush with ceiling as with other stairs, and has to be locked in closed position to be flush with the ceiling. Lockable stair was also unique to these stais, but necessary in order to be flush. Requires keeping up with locking key/rod which may be problematic.

Excellent stairs, well engineered
High quality stairs. Definitely heavy so it requires two people for install. Go for the larger size 30x54, makes it easier to bring things in and out of the attic

While pricier than other attic ladders, this is a must if you have "interior of the house" attic access. Noticeable difference in thermal distribution over our old thin plywood-hatch attic ladder. Smooth operation, lockable, sturdy and very easy to install.

I would recommend this product but with caveats if you are retrofitting the ladder into your home. This is a heavy duty ladder for places with lots of weather. We love the handle. In spite of some difficulties for a retrofit, we would still choose this ladder. To accommodate the nice thick insulated door, the frame is tall, around 7 inches, but our attic studs here in our 65 year old Southern California ranch home are regular 2 x 4's. So, if you are retrofitting, you have to realize that unless you want to redo your existing framing with taller studs, the ladder frame will jut above the attic studs by around 3-4 inches and you will have to install your fasteners to the lower half of the frame, not the middle where the instructions tell you. Also, the brackets sold separately to help with installation will not work unless the attic studs are 7 inches tall because the brackets have to hang from the attic framing to work. So if you have studs less than 8 inches, you probably won't be able to use the handy hanging bracket and will have to hang the ladder the old fashioned way by installing temporary boards on your ceiling to rest the unit onto. Otherwise, the ladder door has a nice thick insulated cover and wonderful gasket to seal from air. If you are lucky enough to have the recommended perfect 1/4 inch gap all the way between the ladder frame and the attic studs (which we did not) then you can use their cool foam insert. Since we did not have a perfect gap, we used caulk and liquid foam to seal between the ladder frame and the attic joists which proved to be a challenge as well.
