Awesome attic ladder!
Awesome attic ladder! It was a breeze installing it but it will take 2 people as the instructions say! It is a lot heavier than the standard ladder. Heavy duty stairs great instruction and web base instructions if you would rather watch a video.

Exactly what I wanted and an easy install
Overall I like this product a lot. The higher weight rating is comforting when carrying up heavier boxes (by a heavier guy). The insulated panel is better than the old one I was replacing, and the gasket fit is much tighter than the one I was replacing. The product arrived in excellent condition with none of the separation discussed in other reviews. The instructions were relatively easy to follow for pictorial directions. I did two things because it was a 1 person install. See the pictures.

    Totally Worth It
    There are not a lot of projects in the house that you instantly feel are worth it. This is one of them. I live in a Cape style house where the only attic is above the garage, because of this i go up there about every month. My house had a rickety old wood ladder and this one instantly feels sturdy and rigid like night and day. I may splurge for the hand rail (which is not included) but want to see how wide boxes fit first. If replacing an existing ladder remember to bring the new one up the steps into the attic before you cut out your only stairs up (i almost made this mistake). Then also consider if you cut out the doors existing stairs from the attic gravity will bring them down and you may be in the attic waiting for your wife to come home.

      Perfect solid product for me! Note this product comes in various sizes, and I bought size 22 in x 47 in. However, I'm sure other sizes are as good as the one I bought. The ladder is very solid, and heavy too! When installing it, be mindful that you need more than 47 inches of space to open the ladder, which consists of three folds (each fold about 36 in.). That means to fully unfold the ladder __/| you need about 72 in. space.

      FAKRO metal attic ladder, design and installation
      Design - 5 stars Parts quality, fabrication -5 stars Assembly (wooden parts) - 5 stars Assembly (metal) - 3 stars (incorrect bolt grip length (short) used. Had to replace all of them. No protrusion through the lock nut. bolt shank has to cover all parts. washers should be added from head and tale side. Because bolts going through thin walls it is better to have bushings to avoid elongation of the holes. Installation fit - 5 stars. Installation instructions - paper and video. Overall it is a great product. Only bolt length is an issue. For added durability it is better to have bushings common to bolt installation.

      We had the standard wooden stair set that came with the house (I'm assuming it was original, approx. 50+ years old) and it had been repaired more than once and finally gave up the ghost. The wooden set always seemed a bit rickety so I wanted something more substantial for the replacement. I was shocked when looking at the price of the alternatives to the wooden set. We took the plunged and paid approx. 3X more than the wooden set hoping it would be worth it. I do like the sturdiness of the metal stairs but found the wooden frame not up to the same standards. The frame was 3/4" pine that was rabbited and stapled at the corners. At least one of the corners was cracked where the staples went through the wood so the corner joints are not very strong especially compared to the beefiness of the stairs. Again since the 3/4" wood is rabbited down to 3/8" around the perimeter of the frame, where the metal latch is attached is not very sturdy and long term stability is yet to be seen. I understand why the frame is constructed that way, it is because this unit is meant to be used indoors where the air tightness of the unit is a feature. To accomplish this they have made the door of the unit quite thick and there is a weather strip around the frame for insulating value. Since my stairs are in an unconditioned space I do not need the weather strip and would've rather had a full thickness frame instead of the weather seal. I did not see a unit that did not have the insulating value with the same weight rating so there weren't any other options that I could see for the metal stairs. In addition to what I've mentioned already, you have to trim the metal stairs to length to fit your application. While you would have to do this operation with any stair set you buy, be aware that cutting the metal is not as easy as cutting wood. To compound the issue, our particular application required that where the ladder needed to be cut was right where one of the rungs was located requiring the installer to also cut the welds out, grind the rails smooth and touch up the paint in that area (to inhibit rust in the future) were the welds were ground off. I realize there is a vertical adjustment in the stair mounting to potentially alleviate cutting at a rung, there was not enough adjustment to do so. So just be prepared you may have to do some "metal fabrication" work for the installation. Speaking of installation, the included instructions are "pictures only" with no written instructions, presumably to alleviate having to translate into multiple languages, not really a fan of that. Additionally, the way they recommend to level the unit in the opening is LUDICRIS!!! They show tying rope around the 4 corners of the frame, sliding a piece of wood through the rope and then sliding tapered shims under the wood to level the unit at the corners. SAVE YOURSELF SOME AGRIVATION: make some wooden cleats and attach them to the studs on the bottom side to hold the frame while it's being attached on the top side. To understand what I mean just YouTube "how to install attic stairs" and you will find much better methods than described in the included instructions. One more item on installation that again relates to the narrow rabbited frame, since it’s so thin there is less thickness to nail the trim pieces to and I'm concerned the wood may split when the nails are driven in as well as having to be very precise with nail placement. I have not installed the trim yet so I cannot give an informed comment on at this time. I've attached some pics that show the details I've pointed out. At the price point of this unit I would also like to see a handrail included with it, it is available as an accessory for an additional cost. So I like the metal stairs, they are sturdier than the wooden ones but for the price of the unit I would expect the shortcomings I mentioned above would have been addressed so that is why I gave it 4 stars. Again, I am leery of the longevity of the locking mechanism but only time will tell on that.

      I've only used them a couple times so far just to test them but everything seems great. The steps are very sturdy and are wide enough to feel safe. Opening and closing the door works exactly as it should. This is the first time I've installed any attic steps and my only complaint is the instructions. The instructions were pictures only and some of them were difficult to figure out what was being illustrated. Look up the install instructions for your model on Fakro's YouTube page and have them on hand when you install them, they helped a lot. It only took 1.5 hours at most to install the steps with two people. You can see in the picture, I had to build a frame to install them in which took a bit more time.

      Ladder is pretty well made and is the second one I've used. There was a slight crack in the exposed surface of the door panel which did not show up on the packaging material (1/8" mdf protective panel inserted in box as protection was not damaged) which leaves me to believe it left the factory that way. The frame is 3/4" thick finger joint pine, with a 3/8" rabbet for the door which leaves 3/8" to attach trim. The door when closed sets below the frame. I ended up making a custom frame which I installed first and also allowed me to lower it down from the attic by myself. The steel is sturdy, but I don't think my wife will be able to operate it due to the weight and height above the floor.Pictures shows narrow frame I made to attach trim and flush the door with the ceiling.

      Good Product But Not Perfect
      I bought the 30" model which was highly recommended by my builder. I am definitely glad that we designed for and went with that over the 24" model. The product is very solid and well constructed, and I think it will hold up well for many years. It was also fairly priced. I do have a few complaints... My primary complaint is that the door does not shut when the ladder is folded up and pushed back up to the ceiling. Instead, it hangs down about 6". That just looks bad to me. I expected and would have preferred that it close flush, and have a rope hanging for me to pull it down when I need it. There is nothing in the manual about adjusting this, but I plan to contact Fakro to ask if it was designed to always just hang open this way or if I can increase the spring tension to fix it. From the looks of it though, I will not be able to make it close fully on its own every time. This is my primary source of dissatisfaction with the item -- I don't want the door just hanging down/open all the time. Yes there is a rod that I can use to push the door up and latch it in place but that should not be necessary in my opinion. Next, this 30" model is made to fill a 30" opening in the ceiling, but the ladder itself is no wider than what would come on the 24" model -- I assumed and would have hoped that the ladder would have been wider also. Second, the item comes with large advertisement stickers (for other Fakro products) stuck to the inside of the ladder door, so when you pull it down you see these, and every time you use the ladder you see them. They are basically impossible to remove because they are cheap paper stickers which don't come off all at once and leave all their glue and paper fiber behind. It would not be easy to scrape them off without damaging the finish of the door material. These stickers cheapen the look and are very irritating. My final thing is that the steps are about 3" deep, similar to my everyday home ladder, but once you get to the upper part (where the door is behind the steps), I would have liked for the door to be further away from the step, so my foot could be placed deeper on the step. What I mean is that because I have larger feet the front of my shoe kicks into the backside of the door when I reach those upper steps; more distance between the step and the door would help to avoid this. All around, I assume this is one of the best pull-down ladder out there today, but there are a few things that should be able to be easily addressed by the manufacturer to make it better.

      Could use some improvements
      I purchased this product because I wanted something that was sturdy and which would sustain a heavy load. When the product arrived I opened it for inspection and noticed that two of the corners did not meet flush and were separating. Since these were outside boards, I concluded that it would not matter as much once it is installed since the framing would help push it back together. So the quality in this respect was not what I expected. My second disappointment was the inconsistent advertisement. The product was listed as rated for 350 lbs, however, the markings on the package said it was rated for only 300 lbs. Since this was one of the main reasons I chose this one over the others, I feel taken by the misrepresentation. I feel the installation could have gone a little better if they kept the original installation kit as part of the package (the one with four bolts and lugs) instead of making it a separate purchase. Without it, it is a little more of a hassle to install. I like the insulated door and the metal steps feel very sturdy. However, the quality of fitting is poor since the steps do not make full contact with each other when fully extended which will result in more load on the hinges. As for the method of pull down, I do not mind the metal rod needed to turn the latch, but I wish they made the return spring force stronger and provided a means to open the ladder from the inside, as I can see with the current design that it can be used to lock someone in the attic. This may be the way most ladders are constructed perhaps though. An improvement would be to provide a means to open the door from inside the attic.

      Easy to lower and raise
      My Fakro Insulated Steel Attic Ladder is a great replacement for the old wooden attic stairs. These are much lighter to raise and lower and are much sturdier to climb especially with a load in your arms. I have an old house so also wonder if things will fit correctly and these stairs fit lovely in the space. It took 2 men just 4 hours to remove the old stairs and install the new ones.

      Nicely manufactured
      I chose this out of a long list of attic ladders because its dimensions fit the construction of my house. It arrived very quickly and the first comment from the delivery man was in regards to its weight. True, it is heavy, especially when one is trying to install it alone. I found it to be well constructed of very nice materials. After I built the opening in the ceiling of a hallway, it only took 45 minutes to put it in, but only after ignoring most of the instructions for installing it. The instructions are in very detailed pictures and diagrams, no words, but they are based on the supposition that it is to be installed in new construction, not retro-fit. That takes some thinking and I do not recommend anyone to try to do it without help, though it can be done. It works well and is very solid.
