Q:What do you use to seal this tile? Can you use a water base polyurethane?

Thank you for contacting AHF Products.
We do not recommend a sealer that contains polyurethane. Polish is required, but if your VCT is installed in the home, a sealer is not required. A sealer is recommended for high traffic areas in a commercial setting. Here is a link to VCT maintenance. The Standard Excelon Harlequin White, Armstrong vinyl composition tile model 52505, is not a waterproof floor, but is suitable for bathroom installations. However, no standing water. Immediately wipe up wet areas from spills, foreign substances, or wet feet. Vinyl flooring like other types of smooth floors may become slippery when wet. Allow time for floor to dry after washing. Vinyl composition tile does require polish.

Armstrong Flooring products may be installed over a single layer of existing resilient flooring when the proper installation system is used for the new product and the existing resilient flooring meets the proper conditions. Armstrong Flooring does not recommend installing new flooring over existing rubber or slip retardant floors.

Q:Can this product be installed over existing vinyl tile?

A: Thank you for reaching out to us with your question. This floor can be installed over existing vinyl tile flooring, as long as the existing flooring is a single layer of non-cushioned flooring, fully glued down, clean and free of waxes and polishes, and is flat and smooth. Any texturing will need to be smoothed over with S-194 Patch, Underlayment & Embossing Leveler mixed with the S-195 Underlayment Additive.
