I planted a 25 lb bag of this last fall in an area with 3 inch deep freshly spread loam. I setup an automatic sprinkler and then didn't see it again for two weeks. When I returned I had lots of little sprouts. A month later, it looked like a nearly fully established lawn. I'm in MA and this spring the lawn greened up faster than anything in the neighborhood. The only drawback I saw were some deer droppings because the grass seems so robust the deer find it and love it. I haven't watered it at all since the first month while letting it get established. Under the three inches of soil is just sand so the long roots have their work cut out for them. So far, I'm absolutely thrilled. I plan on reseeding an existing lawn this spring although I don't think the transition will be quite as dramatic. It may be a little slow to germinate, and a little more expensive, but it's worth the money and worth the wait!
