About This Product

The BEHR PREMIUM Elastomeric Masonry, Stucco and Brick Paint is an exterior, flexible high-build coating designed to expand and contract, bridging hairline cracks on vertical masonry surfaces. The finish has a limited lifetime guarantee. This extremely durable, mildew and dirt resistant waterproofing finish has superior elasticity and elongation properties, stretching up to 600% to resist cracking and withstands up to 98 mph wind-driven rain. The 100% acrylic latex formula provides a breathable film, releasing moisture that builds in walls. Ideal for us on properly prepared exterior vertical surfaces such as stucco, masonry, concrete, concrete block or brick as well as adjacent wood and metal surfaces.

        A:  Hi TomG, thank you for your question. Our Elastomeric Paint can be used on retaining walls (above grade). However, the surface should be sound, clean, free of mildew and mold, and dry before painting. We recommend priming all uncoated, patched, or chalky surfaces with the Multi-Surface Primer and Sealer No. 436. Good luck with your project! -Giovanna

          Great product for coverage. It does need stirred/often while using and gets thick on brush or roller. Probably would not be good in a sprayer, we didn’t use one so not sure.

          Amazing Paint!
          They used this paint for the exterior of our brick house almost three years ago. We have had a significant hail storm since then and the paint survived unscathed while neighbors had to repaint. This paint is seriously like a rubber protectant on our house and I love it!

            On the brick I put it on kinda heavy but one coat covered it. On the tile on the floor, I put one coat and now that stove is back almost in place I'm going to have to touch up where dolly tires were.

            Incredible product
            We purchased a stucco home that had lots of staining and cracks everywhere. I had read some of the reviews on this product and decided to give it a try. We used the SW color Alpaca color formula and it’s the absolute perfect neutral. We did 2 coats with a high nap roller and this rubbery paint completely filled in all the cracks. It’s astounding the difference it made. Also, we painted 7 years ago and it still looks amazing. I haven’t touched up anything since!

              Great coverage & color
              We are in love with our home finally! One coat covered our brick amazingly! This color Graphic Charcoal was the perfect modern dark grey we wanted! At some times it looks dark blue but most of the time it looks dark grey. Everyone has been complimenting our house since we finished. We used a sprayer to make the process go faster diluted the paint a little and used a cheesecloth. We did end up having to buy 3 5 gallons to cover our 2400 sq ft home.

                Elastomeric is Excellent
                Researched and researched paints until I finally decided on Behr Elastomeric in Crystal white. I’m beyond thrilled with the way it looks. Completely covered all fine cracks in the stucco. Highly recommend

                  Bubbling and flaking...
                  Bought 2 different colors to use around pool planters and walls. Numerous places have bubbled up and other places are just flaking off. Not very durable. I shouldv'e just used regular outdoor paint.

                    Unfortunately the colors oh the BEHR masonry paint and that of the elastomeric don’t make the same color. What I mean by that is I painted my Stucco house walls with masonry paint and my exterior black walls with elastomeric for the flexibility. I gave the same paint color to go with for both and when it went on the house, the elastomeric is a duller color making the exterior walls look more tan/old. The elastomeric was 40% more and 50% less coverage. Making an expensive wall that still needs a solution to get the colors to match.
